Nine jobs, one phone call.
Booking operations run on professional property management software with a dynamic pricing model that reads market analytics to set competitive rates; everything a property needs to earn and stay compliant runs through one local team.
Booking & pricing operations
Listed everywhere guests book — Airbnb, Vrbo, Booking.com, and direct — with a dynamic pricing model that reads local market data to set a competitive nightly rate.
24/7 guest support
Round-the-clock communication from check-in to check-out. Concierge add-ons — local recommendations, activity bookings, grocery or errand runs — are available on request, not a round-the-clock promise.
Cleaning & turnovers
Turnover cleaning after every stay, through a network of professional cleaning companies — billed at a fixed price per turn, not an hourly guess.
Trash & junk removal
Property clean-outs and junk hauling run through a separate network of disposal providers, billed apart from routine cleaning.
Property staging & photography
Full furnishing packages plus a professional photography network, taking a property from empty to rental-ready and camera-ready in one pass, priced as an add-on to management.
Maintenance & contractor network
A trusted network of licensed HVAC, electrical, plumbing, general contracting, pool & spa, landscaping, and moving companies — scheduled and managed on your behalf from first call to finished job.
Permits & tax coordination
City permits, Mohave County registration, and Arizona TPT filing coordinated and kept current on your behalf — available as an optional add-on, billed apart from ongoing management.
Owner statements
A clear monthly statement of bookings, revenue, and expenses — no owner portal login required to know how a property is doing.
24-hour emergency property checks
Storm damage, a tripped alarm, a worried owner — an on-call visit to physically check the property any hour, day or night, billed as an add-on when it's used.
Not getting booked the way it should?
If a property is live but the calendar isn't filling, the problem is almost always fixable — the photos, the pricing, the listing copy, or the property itself. We'll audit what's actually costing it bookings against comparable properties in the same market and put together a plan to revamp it into a top producer.
Furnished and sitting empty most of the year? Put it to work.
Own a vacation home along the river you only get out to for a few weeks a year? We convert already-furnished second homes into fully compliant, professionally managed short-term rentals — and you keep full control of your own calendar. Block off the weeks you want the house for yourself, and every other night is available to book.
Your dates, blocked off
Tell us which weeks you want the house for yourself, and those nights come off the public booking calendar — no double-bookings, no awkward conversations with guests.
Managed from wherever you live
Local, in-person cleaning, maintenance, and guest support standing in for you — the same service whether you're two hours away or two thousand.
Already furnished means less to do
A second home is usually most of the way to rental-ready already. Getting it listed is often a walkthrough and a few small fixes, not a full furnish from scratch.
One fee for management. Priced separately for everything else.
Ongoing management runs on a percentage of your property's booking revenue, agreed upfront in your management agreement — no surprise line items added later. Anything outside that normal scope is billed as its own service, so you only pay for what you actually use — and every service below also stands on its own. Hire one, hire all, no ongoing management required. Booking and pricing software is billed directly to you at its own monthly rate rather than folded into our management fee, so what you pay us stays tied to performance, not overhead.
Booking & pricing software
Billed directly to you at the platform's own monthly rate, passed through without markup — it never eats into the percentage you pay us for management.
Listing creation & setup
Writing the listing and getting a property live across every channel — billed on its own, or included when you sign on for ongoing management.
Cleaning & turnovers
Billed per turn at a fixed price, through an outsourced network of cleaning companies rather than an in-house crew — the model that actually scales.
Trash & junk removal
Property clean-outs and junk hauling run through a separate network of disposal providers and are billed apart from the cleaning fee.
Startup & compliance package
Fixed price. We stage the property, file the permits, and get it launch-ready — whether or not you continue on to ongoing management afterward. Some owners only want this part, and that's a fine place to stop.
Property compliance review
Fixed fee. For a property already up and running — a clear, written read on what's compliant, what isn't, and what it would take to fix, billed as its own service rather than a free walkthrough.
Listing performance audit
Fixed fee. For a property that's live but not booking — a written breakdown of what's holding it back against comparable listings, and a plan to fix it, whether or not you move forward with us on the rest.
Property staging & photography
Furnishing and professional photography for a short-term rental are priced as their own add-on, separate from the ongoing management fee.
Furniture rental
Would rather not buy the furniture outright? We can rent the staging package back to you at a monthly rate instead.
24-hour emergency property check
Need eyes on the property right now, day or night? We'll go check it in person for an additional fee, billed per visit.
Registration, permits & tax coordination
Ongoing permit renewal, county registration upkeep, and periodic Arizona TPT filing — available as an add-on for owners who'd rather not track renewal dates themselves.
Whether you're starting from an empty house or handing off one that already runs.
Walkthrough & analysis
A free on-site look at the property, including whether HOA rules or local zoning allow a short-term rental at all, and a straight read on what it could realistically earn.
Stage & permit
If it's starting from bare walls, we furnish it and file the local permit, TPT, and registration paperwork.
List & price
Live across every major booking channel, with a dynamic pricing model setting nightly rates to real-time market demand.
Manage & report
Guest support, cleaning, maintenance, and a clear monthly statement land in your inbox — not your calendar.
Serving all of Mohave County.
With the deepest coverage — and the fastest response — in these communities:
Own something further out in the county? Ask — we'll look at the specific address, but response times and demand both drop off the farther a property sits from this corridor.
The rules change block by block. We keep track so you don't have to.
Bullhead City, Kingman, Lake Havasu City, and unincorporated Mohave County each run their own short-term rental process — the permit, the fee, and the paperwork aren't the same in any two of them. We confirm the exact requirement for your specific address before it's ever listed.
- Bullhead City
- Annual STR permit + business license
- Lake Havasu City
- Annual vacation rental permit
- Kingman
- Separate STR registration process
- Unincorporated county (Fort Mohave, Golden Valley, and similar)
- Set at the county level — often no city permit applies
HOAs and community associations add another layer on top of city and county rules — some don't allow short-term rentals at all, and others set a minimum stay longer than a nightly booking. Not every property will qualify, and we'll tell you plainly during the walkthrough if yours doesn't, before you spend a dollar on it.
Company standard, everywhere we operate:
- Arizona Transaction Privilege Tax license
- Required statewide, on file
- Liability coverage, minimum
- $1,000,000
- Emergency contact
- Posted on-site, 24/7
Desert Rental Management, LLC provides short-term (31 days or fewer) rental management and concierge services. Long-term rental management and real estate sales are handled separately through Joseph Fernandez's employing real estate brokerage.
Joseph Fernandez
Hands-on experience managing short-term rentals across Fort Mohave, Bullhead City, and Kingman.
Local management, not a call center.
Desert Rental Management was built on years of hands-on short-term rental management experience in exactly the markets it serves — not a franchise playbook written somewhere else. That means knowing which permit office to call, which cleaner actually shows up, and what a guest expects on a summer weekend on the river.
Joseph Fernandez leads the company and is also a licensed real estate agent in Arizona, California, and Nevada.
Outside of day-to-day management, Joseph is an active investor who teaches the fundamentals of an investor's mindset to anyone who wants to learn it — with a particular focus on youth, veterans, and seniors. He's well versed in forming legal entities, structuring asset protection, and putting the tax benefits available to investors to proper use, and works with a legal team to keep that guidance sound. Growing this company is also about creating local jobs and giving back to the communities it serves.
Already have a property that isn't producing? Desert Rental Management can also audit an existing listing that isn't booking the way it should and put together a plan to turn it into a top producer in its market. And when you're ready to buy, sell, or invest — residential or commercial — Joseph represents you directly in the transaction rather than simply pointing you toward someone else. He's skilled at locating properties that check every box on a buyer's list, and can walk you through a property's highest-and-best-use potential based on its actual amenities.
Real estate sales and buyer/seller representation are handled through Joseph's employing brokerage, licensed separately from Desert Rental Management, LLC's short-term rental management business.
Joseph isn't an attorney and doesn't give legal advice. If a question is outside what he knows, he'll say so and point you toward a professional who can help.
Desert Rental Management operates ethically and only within the law — no exceptions. We reserve the right to decline any request that falls outside that scope.
“I wouldn't be anything without this team — family first, always. I'm on a never-ending pursuit of knowledge, and I use today's technology to keep learning and keep moving. I bring an old-school work ethic to everything I build — I work seven days a week, twenty-four hours a day, so you don't have to. I'm grateful for whatever each day teaches me, and for every chance to build something that creates jobs and gives back. I'm sometimes a teacher, but I'm always a student. Life is a blessing.”
— Joseph Fernandez, President

Ask About OpeningsBefore you call.
Do I need to sign a long-term contract?
No. Terms and cancellation notice are spelled out in a straightforward written management agreement, agreed with you before your property ever gets listed.
My property isn't furnished yet — can you still help?
Yes. Furnishing and staging from bare walls is one of our core services, alongside cleaning and any needed repairs, so a property can go from empty to rental-ready without you managing separate vendors.
Who handles permits and taxes?
We can coordinate the city short-term rental permit, Mohave County registration, and Arizona TPT filing on your behalf as an optional add-on service, priced apart from ongoing management. The required $1M liability coverage and posted emergency contact are kept current regardless.
How do you set nightly pricing?
Through professional property management software and a dynamic pricing model that reads market analytics — seasonality, local demand, and comparable listings — to set a competitive, calendar-wide rate rather than a flat nightly price.
Which booking sites will my property be listed on?
Airbnb, Vrbo, and Booking.com, plus our direct booking channel.
Can I still use the property myself?
Yes. Tell us which dates you want to reserve for personal use and we'll block them off the public booking calendar before they're ever offered to a guest — this is common for out-of-state owners who visit their own second home a few weeks a year.
What areas do you serve?
All of Mohave County, with the deepest coverage in Bullhead City, Fort Mohave, Mohave Valley, Golden Valley, Kingman, Lake Havasu City, Oatman, Topock, and Golden Shores. Ask about your specific address if it's further out.
How is your fee structured?
Ongoing management is a percentage of your property's booking revenue, agreed upfront in your management agreement. Booking software, listing setup, permit and tax coordination, startup and compliance packages, property staging, furniture rental, and one-time compliance reviews are all priced separately — see how we're paid for the breakdown.
Can I hire you just to get my property compliant, without ongoing management?
Yes. The startup and compliance package is a standalone, fixed-price service — some owners just want it staged, permitted, and launch-ready, then take it from there themselves.
Will you review a property I already self-manage?
Yes, as a paid compliance review. You'll get a clear written report on what's compliant and what needs attention, billed as its own service rather than a free walkthrough.
